Vacation Rental Website Development Company for More Direct Bookings

Your repeat guests and the guests who search your name should not pay a platform to book a home they already know. We build vacation rental sites around the PMS you already run, with live availability, an instant quote that shows the full price, a payment page guests trust and, for management companies, a homeowner side that brings in new properties.

  • Built for vacation rental owners and vacation rental management companies
  • Fixed quote in 1 business day
  • You own everything

The short answer

What does a vacation rental website development company do?

A vacation rental website development company builds the site a vacation rental owner or management company takes direct bookings from: a page for every home with live availability, an instant quote with every mandatory fee in the total, a secure payment page, house rules and a rental agreement. Its job is to win the guests who already know you, the returning guest and the guest who found you on Airbnb or Vrbo and then searched your name, without paying a platform fee on every stay.

For an owner with a handful of cabins that means property pages with filters for pets, hot tubs, lake access and bed count, destination guides for the trips your guests take, a returning guest offer and an email list you own. For a vacation rental management company it also means a homeowner side: your rental program, what is included in your management fee, a revenue estimate form, an owner portal link and pages for each area you serve. Prices must show the total with cleaning and other mandatory fees, as the FTC fee rule has required for vacation rentals since 12 May 2025.

Billion Web Studio is a vacation rental website development company that delivers this as one fixed-scope project around the PMS you already use, such as OwnerRez, Guesty, Hostaway, Lodgify, Hostfully, Track or Streamline. Two-way availability through your PMS, booking tracking by source, call and form tracking, and pages ready for Google's free vacation rental booking links come with every build. You own the domain, design, content and guest list from day one.

The market

What the numbers say about vacation rental owners and vacation rental management companies online

Airbnb and Vrbo bring most first-time guests, and both charge for every stay. Airbnb is moving all home hosts to a host-only fee that most pay at 15.5%, and Vrbo moves hosts and managers to a flat 12% commission on 29 October 2026, up from about 5% for most software-connected managers. Every direct booking keeps that fee. The figures below show what the platforms charge, what Google offers for free and how guests now find local businesses.

How they choose

How guests find and choose a vacation rental business

Most guests meet you on a platform the first time. Hosts on r/AirBnBHosts who reached 40% to 50% direct bookings describe the same path: Google, repeat stays and platform guests who searched the name. Here is how a guest picks a vacation rental and where your own site wins the direct booking.

  1. 1

The trip: place, group and must-haves

Guests search for a place and a list: lake house that sleeps 12, dog-friendly cabin with a hot tub, beach condo walking distance to the pier. Your site needs search filters and pages that answer those, plus guides to the trips people take to your area.

  2. 2

The shortlist: platform, Google and AI answers

Guests compare on Airbnb, Vrbo and Google's vacation rental listings, and more of them ask ChatGPT. Your photos, house rules and amenities have to match everywhere, or the guest trusts the platform version.

  3. 3

The name search: is this real?

A guest who finds your website asks one question before price: is this business real? Your company name, address, phone, real reviews, a rental agreement and a recognizable payment page answer it. Without them, guests on r/AirBnB tell each other to stay on the platform.

  4. 4

    The booking: dates, total, pay

The guest picks dates on the home's page, sees a quote with the nightly rate, cleaning fee and any other mandatory fee in the total, signs the rental agreement and pays. Availability comes from your PMS, so the platforms close the same dates.

  5. 5

After the stay: the next one is direct

A returning guest offer, an email list with consent and a card in the home with your web address turn a platform guest into a direct guest next season, without breaking platform rules on steering.

The problem

Why most vacation rental websites lose direct bookings

What we find again and again when we audit sites in this trade. None of it is about how the site looks.

Leak 01

Paying a platform fee on guests who already know you

Hosts on r/airbnb_hosts and r/vrbo describe repeat guests who rebook through the platform because there is nowhere else to book. Every one of those stays pays a fee you did not need to pay, and with Vrbo's move to 12% the fee is rising for most managers.

Leak 02

A booking page guests do not trust

Guests on r/AirBnB warn each other about off-platform deals with no reviews and payment by bank app. A direct site that looks like a template, hides the business name and asks for an unfamiliar payment method loses the guest back to the platform.

Leak 03

Prices that jump at checkout

A nightly rate on the page and the cleaning fee, service fee and pet fee only in the last step. Since May 2025 the FTC fee rule has required vacation rental prices to show the total with mandatory fees more prominently than other pricing. Guests also just leave.

Leak 04

Double bookings from calendar sync

A host on r/airbnb_hosts explained that iCal feeds update every few hours, which leaves a window for double bookings. A direct site that does not read availability from your PMS in real time risks a cancelled stay and a platform penalty.

Leak 05

A template that every other host has

PMS site builders get you online fast, and hosts on r/ShortTermRentals ask whether they are enough. They often use the same layout as every other client, give limited control over pages, speed and search, and stay tied to that PMS if you switch.

Leak 06

No homeowner pipeline for management companies

Managers on r/ShortTermRentals say most new homes come by referral, and they want a deliberate way to reach owners. A site with only guest pages gives a homeowner no rental program to read, no revenue estimate to request and no proof you manage homes like theirs.

Our research

We checked 17 real vacation rental websites. Here is what we found.

On October 23, 2026 we opened the homepages of 17 vacation rental owners and vacation rental management companies that rank in Google Maps in 10 US metros, the way a customer would on a phone, and ran a mobile Lighthouse test on each. Every number below comes from that check.

  • 60/100

median mobile Lighthouse performance score (90 or more is good)

  • 8.2 s

median time to show the main content on a phone (target: 2.5 seconds or less)

  • 4 MB

median homepage download on a phone, before anyone scrolls

  • 16 of 17 took longer than 2.5 seconds to show their main content in a mobile Lighthouse test

  • 14 of 17 show a tap-to-call link on the first phone screen

  • 14 of 17 show a clear call, book or quote button on the first screen

  • 15 of 17 have a contact or quote form on the homepage

  • 15 of 17 let visitors book or schedule online

  • 5 of 17 describe the business to Google with business schema markup

  • 16 of 17 have Google Analytics or Tag Manager installed

  • 5 of 17 use call tracking

  • None of 17 show a copyright year of 2024 or older (of the sites that show one)

  • 6 of 17 have images with no alt text

  • 16 of 17 link to a privacy policy

  • 4 of 17 offer live chat or texting

What this means for your vacation rental website

The three biggest gaps in the sample. Each is fixable, and each is a reason a customer picks the next result instead of you.

See how your site compares →
  1. 1

16 of 17 took longer than 2.5 seconds to show their main content in a mobile Lighthouse test. Google counts 2.5 seconds or less as a good Largest Contentful Paint. Slow first screens lose visitors before they see your phone number.

  2. 2

Only 4 of 17 offer live chat or texting. Many customers would rather text than call, especially outside office hours.

  3. 3

Only 5 of 17 describe the business to Google with business schema markup. Schema tells Google and AI assistants exactly what you do, where and when. Without it they have to guess.

How we checked: Google Maps results for “vacation rental management company” in Destin, Gatlinburg, Myrtle Beach, Scottsdale, South Lake Tahoe, Kill Devil Hills, Kissimmee, Gulf Shores, Breckenridge, Panama City Beach; the two highest-ranked independent businesses per city (chains and directory listings left out). 20 homepages sampled, 17 loaded for our checker (the rest blocked automated visits), 17 scored by Lighthouse in mobile mode. Lighthouse is a lab test and varies run to run; it is not the same as Google's real-user Core Web Vitals. Businesses are not named. Checked October 23, 2026.

Generic vs built for you

Why a generic website fails vacation rental owners and vacation rental management companies

A template is built to fit every business, so it fits yours badly. Here is what changes when the site is planned around how guests actually buy.

Calls, bookings, leads

How we turn visitors into direct bookings

Good website design for vacation rentals is judged in direct bookings, booked revenue and, for managers, new homes signed, and in how many of them you can trace to a source. This is how we build the path from first visit to paid stay and track every step.

  • 01Booking engine handoff from your PMSYour PMS booking engine embedded or on your own subdomain, with dates and guests carried in from each home's page. We test every home's link before launch, including pet and accessible filters.
  • 02Booking and revenue trackingGA4 cross-domain measurement into the booking engine, so a booking keeps its source. Where your PMS sends booking events and revenue to GA4, we connect them, so you see direct revenue by page and channel.
  • 03Tap to call and textYour number as text in the header and a call button on mobile, each tap tracked. Call tracking for ads keeps your main number intact on the site and your Google profile.
  • 04A two-step owner revenue estimateFor managers: property address, bedrooms and current use first, contact details second, routed to whoever signs new homes. It is the same two-step pattern that took a manufacturer we built for from no website inquiries to about 5 bulk-order leads a week.
  • 05Returning guest captureAn email sign-up with clear consent on the site and in the booking confirmation, a returning guest offer code and a printed card with your web address in each home. Opt-outs are honored as CAN-SPAM requires.
  • 06Group and long-stay inquiriesA separate inquiry path for weddings, family reunions and monthly stays, with dates, group size and homes needed first, so large bookings reach you instead of a platform.
  • 07A monthly booking report you can readDirect bookings, revenue where the PMS reports it, calls, inquiries and owner leads by source, in plain numbers next to what the platforms sent.

AI search

Guests now ask AI assistants for the trip they want: a dog-friendly cabin with a hot tub, a lake house that sleeps 14 near a wedding venue. BrightLocal's 2026 survey found 45% of consumers use AI tools for local recommendations (all local businesses). An assistant can only recommend your homes if your own site states the facts in plain text, matches your Google Business Profile and listings, and lets search crawlers in: OpenAI says sites that opt out of OAI-SearchBot are not shown in ChatGPT search answers.

Questions your guests ask AI assistants

  • Dog-friendly cabin with a hot tub near Blue Ridge, Georgia?
  • Lake house that sleeps 14 near Lake Geneva for a wedding weekend?
  • Beach rental in the Outer Banks with an elevator?
  • Who manages vacation rentals in Gatlinburg for owners?
  • Can I book this cabin direct instead of through Airbnb?
  • Ski condo walking distance to the lift in Breckenridge?
  • Facts as text on every home's page

Sleeps, bedrooms, beds, pets, hot tub, waterfront, accessibility, parking, distance to the places guests come for and house rules, written as text an assistant can quote.

  • Structured data we can honestly add

LodgingBusiness and LocalBusiness markup for your company with address and contact details. Google's VacationRental markup is limited to approved Hotel Center partners, so we do not promise those rich results; your PMS partner connection is the route into Google's vacation rental listings.

  • Destination guides that answer trip questions

Where to stay for a ski week, a lake weekend, a wedding or a family reunion in your area, each with the homes that fit and the distances that matter.

  • One set of facts everywhere

The same company name, homes, photos, amenities and policies on your site, Google Business Profile and platform listings, so assistants and guests see one story.

  • AI search crawlers let in

We check robots.txt and firewall settings so OAI-SearchBot and other search crawlers can read your public pages, while checkout, guest portals and owner portals stay out of the index.

  • Recent reviews with sources

Guest reviews quoted with their source and date, and owner testimonials with permission. Specific, checkable proof is what an assistant can repeat about you.

Compliance and trust

The rules a vacation rental website has to get right

A vacation rental site shows prices, takes payments, collects guest and owner details and advertises homes that local governments regulate. We build pages and forms that support these rules. We do not certify legal compliance; please confirm the details with your attorney and your local permit office.

FTC fee rule: show the total

The FTC Rule on Unfair or Deceptive Fees (16 CFR Part 464), in force since 12 May 2025, covers short-term lodging including vacation rentals. Advertised prices must show the total with all mandatory fees, such as cleaning and service fees, more prominently than other pricing. Government taxes may be left out but must be disclosed before payment. California's SB 478 names short-term rentals too.

Permit and registration numbers in ads

Many cities and counties require a permit or registration number on every listing and advertisement. Hawaii's law, for example, requires any advertisement for a transient accommodation, including online, to show the registration number and the local contact's name, phone and email. We add a field for each home's numbers so they show wherever that home is advertised.

Platform rules on direct booking

Airbnb and Vrbo do not allow you to steer their guests off the platform, and a host on r/vrbo was warned for it. Your website is for guests who find you directly and returning guests. We use cards in the home, your email list and search, not platform messages.

Accessibility

The ADA covers places of lodging, with an exception for owner-occupied places with five or fewer rooms for rent, and whether it covers a particular vacation home depends on how it is owned and run. Your website is a public service either way: we design to WCAG 2.2 AA targets and describe accessible features honestly.

Payments and card data

Card details stay with your PMS payment processor or Stripe, so our pages never carry card fields. PCI DSS still applies through your provider. Damage waivers, deposits and rental agreement terms are shown before payment.

Honest reviews, email and texts

The FTC reviews rule bans fake reviews and rewards tied to positive reviews. Marketing texts need prior express written consent under the TCPA, so promotions get a separate, unchecked opt-in; check-in texts the guest needs are kept apart. Emails follow CAN-SPAM.

We build with tools and patterns that support these rules and document what we set up. For legal advice on your own obligations, talk to your attorney.

Asked online

What vacation rental owners and vacation rental management companies ask about websites, answered

We read what vacation rental owners and managers ask each other on r/airbnb_hosts, r/AirBnBHosts, r/ShortTermRentals, r/vrbo and the Airbnb Community Center, what guests say about direct booking on r/AirBnB, and the questions hosts leave in YouTube comments on direct booking videos. The same worries come up: platform fees, whether a direct site pays off, double bookings, guest trust and payment fraud. These are their questions, paraphrased, with factual answers that help whether or not you hire us.

Where owners talkr/airbnb_hostsr/AirBnBHostsr/ShortTermRentalsr/vrbor/AirBnBAirbnb Community CenterYouTube comments

From r/AirBnBHosts

“Is a direct booking website worth it if Airbnb and Vrbo already fill our calendar?”

Our answer: Hosts in these threads who stuck with it report 25% to 50% or more direct bookings, mostly from repeat guests, Google and platform guests who searched their name. Keep the platforms for new guests and use your site for margin. Airbnb's host-only fee is 15.5% for most hosts and Vrbo moves to 12% on 29 October 2026, so each direct stay keeps that amount.

From r/ShortTermRentals

“How long does a direct booking site take to pay off?”

Our answer: One host in the thread took about 7 months to break even and now gets 25% direct; another went back to platforms only because ads, emails and site issues took too much time. The difference is usually repeat guests and an owned email list, so capture guest emails with consent from your first direct booking.

From r/ShortTermRentals

“Our PMS has a website builder. Is that enough, or do we need a custom site?”

Our answer: A PMS builder gets you booking fast and works for many hosts. A custom site makes sense when you want pages the builder cannot make, such as destination guides and a homeowner program, more control over speed and search, or the freedom to change PMS. Either way, use the PMS booking engine so availability stays in one place.

From YouTube comments on a direct booking website tutorial

“How do I link my Airbnb calendar so guests can book on my website without sending an inquiry?”

Our answer: Use a PMS or channel manager that connects to Airbnb and Vrbo and provides a booking engine for your site. iCal links work for basic blocking, but a host on r/airbnb_hosts warned they refresh only every few hours, which leaves a double-booking window. With a connected PMS, a direct booking closes the dates on the platforms.

From YouTube comments on a direct booking website video

“Should we build one website for all our properties or a separate site for each?”

Our answer: One site with a page per property is usually easier to manage, keeps your content, links and reviews on one domain, and lets a guest who cannot get one home book another. If you sell a home, remove its page and redirect it to similar homes or the area page.

From YouTube comments on a direct booking website video

“How do I get my Google reviews onto my website?”

Our answer: Quote real reviews with the guest's first name, date and a link to the source, or use a review widget that pulls them automatically. Do not edit wording or pick only five-star reviews in a way that misleads; the FTC reviews rule bans fake reviews and suppressing negative ones. Platform reviews can be quoted the same way with their source.

From r/AirBnB

“Guests are wary of booking off the platform. How do we make them trust our site?”

Our answer: Guests on r/AirBnB warn each other about deals with no reviews and payment by bank app. Show your business name, address and phone, reviews with their source, a rental agreement, clear cancellation terms and a recognizable card payment page, and send confirmations from your own domain. Never ask for payment by bank transfer apps.

From r/vrbo

“Can we tell platform guests to book with us directly next time?”

Our answer: Not through the platform's messages: a host on r/vrbo was warned for taking platform inquiries off-platform, and Airbnb hosts warn it can get listings banned. Guests can still find you on their own. A card in the home with your web address, a site that ranks for your company name and an email list from your direct guests are fair game.

From r/airbnb_hosts

“A returning guest wants to book a long stay with us directly. How do we protect ourselves?”

Our answer: The host in the thread planned a rental agreement, card payment and separate insurance. Make that routine for every direct booking: the same signed agreement, payment through a processor that supports card verification, a stated damage waiver or deposit, and the same cancellation policy shown before payment.

From Airbnb Community Center

“Guests confirmed direct bookings with cards that turned out to be invalid, then disappeared. What is going on?”

Our answer: A host described this three times in the Airbnb Community Center. Take payment at booking through a processor that verifies the card, rather than taking card details to charge later, and confirm the reservation only after payment clears. Match the guest name to the card and ID at check-in, and keep the signed agreement in case of a dispute.

From r/ShortTermRentals

“We manage homes for owners and most new homes come by referral. How do we get more owners from the website?”

Our answer: Give owners their own side of the site: what you manage, what your fee covers, reporting, the areas you serve and a revenue estimate form. A reply on r/PropertyManagement credited a professional site with clear service areas. Track owner leads separately from guest bookings so you know which pages bring in new homes.

Questions are paraphrased from public posts and comments on Reddit, YouTube, forums and social media. We never quote anyone by name.

Proof, not promises

Results from websites we have built

The proof is the lead system behind Blues Renewables, and it transfers because guests, like solar buyers, compare options online for weeks before they commit. Blues Renewables, a rooftop solar installer, went from no tracked leads to 7 to 10 inquiries a week, and its Google clicks rose from 14 to 560 a fortnight in two months, with 129 local area guides and every form and call tracked in GA4. For you, those area guides become destination guides that link to the homes nearby. Trucks India shows we can build large, consistent page sets from structured data: 497 truck models and 1,299 variant pages, the way a manager with dozens of homes needs one accurate page per property from PMS data. Terah Tex's two-step quote form took a manufacturer from no website inquiries to about 5 bulk-order leads a week; it is the pattern for an owner revenue estimate. Bookings and payments stay in your own PMS; we build the site around it.

Vacation rental website questions, answered

Straight answers to what owners ask us, and what they ask Google and AI assistants. Ask us anything else.

How much does a vacation rental website cost?

We quote one fixed price, agreed before work starts, based on the number of pages, features, integrations and content. You get it within 1 business day of a free audit of your current site. There is no hourly billing and no monthly subscription required to keep your site.

How long does it take to build a vacation rental website?

Most owner and small manager sites take 4 to 8 weeks. Managers with many homes, several areas and a homeowner side take 8 to 12 weeks. You get a dated week-by-week plan, and we aim to launch before your booking season.

Will the site work with my PMS?

Yes. We build around the booking engine your PMS provides, such as OwnerRez, Guesty, Hostaway, Lodgify, Hostfully, Track or Streamline, embedded or on your own subdomain. Availability and rates come from the PMS, so the platforms close the same dates.

Do I own the website, domain and guest list?

Yes, from day one. Code, design, content, domain, hosting, analytics and your guest email list are in your name. There is no lock-in and no buyout fee.

Will a direct booking site cut my Airbnb and Vrbo fees?

It cuts them on the bookings it wins: returning guests, guests who search your name and guests from Google. Most hosts keep the platforms for new guests. We do not guarantee booking numbers. On Blues Renewables, a rooftop solar installer's site, the same lead system took tracked inquiries from none to 7 to 10 a week.

Do I have to show cleaning fees in the price on my website?

Yes, in most cases. The FTC fee rule has required vacation rental prices to include all mandatory fees, such as cleaning and service fees, since 12 May 2025, shown more prominently than other pricing. Taxes can be disclosed before payment. Please confirm details with your attorney.

Does my permit number need to be on my website?

It depends on where your homes are. Hawaii requires the registration number and local contact in any advertisement, including online, and many cities and counties have their own rules. We add a permit field to every home so the number shows wherever your area requires it.

Can my homes show up on Google with a link to my own site?

Google shows vacation rentals in Search and Maps with free booking links that send guests to book on your website, with no fee from Google. You connect through a partner, usually your PMS. We make sure your landing pages, prices and policies are consistent before you switch it on.

How do I know which bookings came from the website?

We set up GA4 cross-domain measurement into your booking engine, connect booking events where your PMS supports them, and track calls, inquiries and owner leads. You get a plain monthly report by source and page.

Can my team add homes and change photos and policies?

Yes. You get an editable CMS and training. Rates and availability come from your PMS, so they never need manual updates on the site.

How do my homes show up in ChatGPT and Google AI answers?

We write each home's facts, house rules and nearby attractions as plain text, add company schema, keep AI search crawlers unblocked and match the site to your Google profile and listings. No one can guarantee an AI mention, but a specific, consistent site gives assistants something accurate to cite.

What results can you show for a vacation rental website?

Results from the same lead system. Blues Renewables, a rooftop solar installer, went from no tracked leads to 7 to 10 inquiries a week, and Google clicks rose from 14 to 560 a fortnight in two months, with 129 area guides and every call and form tracked. Trucks India's 1,299 variant pages show how we build one accurate page per home from data, and Terah Tex's two-step form is the pattern for owner revenue estimates.

What makes you different from other vacation rental web design companies?

We put the terms in writing first: a fixed quote in 1 business day, a dated plan, your ownership of everything including the guest list, and no lock-in. The build covers real-time booking through your PMS, total prices with fees, destination guides, a homeowner side and booking tracking by source.
